I create this to help you monitor and control your costs, and to update you on many of the government incentives/reimbursements/benefits that you may qualify for.

After you are Pre-Approved for a Mortgage, I will provide you with up-to-date information on the state of the real estate market as well as your buying position.

Together, we will determine what conditions work best for you and I will negotiate on your behalf with an offer strategy in place.

All service agreements are made directly between the homeowner/homebuyer and the third-party provider. ***“The Complete Service” is an extension of the "Full Service" model (also referred to as a "traditional service") that is defined by Stephen Thomas - Your Neighbourhood Real Estate Broker™ in the Seller/Buyer pages of his website, "TheCompleteService.ca". "The Complete Service" refers to a number of additional services that are complimentary at closing, and used to sell your home, if the Seller/Buyer selects any/all of these services. ("The Complete Service"  is also referred to as "complimentary extras" on the main page of "TheCompleteService.ca" website as well as throughout the marketing, signs, advertisements, brochures, packages and other materials prepared by Stephen Thomas - Your Neighbourhood Real Estate Broker™) Additional services ("complimentary extras") may include the following, subject to conditions and limits: For Sellers: one pre-listing inspection (up to $800), one indoor Cleaning (up to $750), one exterior window cleaning (up to $500), one junk bin (up to $500), full professional staging (up to $8,000), one lawyer closing (up to $2,500), taxes included. For Buyers: one home inspection (up to $800), one lawyer closing (up to $2,500), tax included. Buyers also receive one home Starter Package (includes one Smart Thermostat valued at  up to $190 plus tax, one Smart Video Doorbell valued at up to $150 plus tax, and one $500 moving credit by way of reimbursement after closing and disbursements).

Conditions & Limitations of "The Complete Service": Services and reimbursements are offered on a basis of one time per client contract only and are non-substitutable. Reimbursements apply only after a successfully closed transaction. Sellers pay service providers directly for the additional services ("complimentary extras") that they want; reimbursement is an adjustment on commission amount in the listing agreement for Sellers. Buyers are reimbursed via electronic funds transfer (EFT) after closing and commission disbursements. If the home sale does not close, fees for additional services ("complimentary extras") are non-refundable. If an additional service ("complimentary extra") is not used, no reimbursement is issued for it. If additional service costs are below the maximum reimbursement allowance offered in "The Complete Service", only the actual cost is reimbursed. If additional service costs exceed the maximum reimbursement allowance offered in "The Complete Service" then the difference is the responsibility of the client home owner/home buyer. No substitutes or cash alternatives are provided for services unused. Buyer benefits apply only to Buyers; Seller benefits apply only to Sellers. To qualify for "The Complete Service" and any other promotion, you must be a client of Stephen Thomas - Your Neighbourhood Real Estate Broker™ and you property sale/purchase must have closed. 

Attending to personal belongings or personal aspects of the Seller/Buyer may be part of the transition when selling or buying your home but are not included in "The Complete Service" as they are considered too personal. e.g. packaging personal valuables, and/or address changes, updating utility, insurance providers, banks, credit card companies, government offices, etc. 

****Full Staging is outsourced to a professional stager and may include more extensive staging with furniture than the basic Full Service "Smoke and Mirrors" ™ option ("Smoke and Mirrors" ™ is simple staging and may include some pictures, mirrors, minor furniture/lamps, rugs, plants, decor and scents). Full staging does not entail that the full extent of staging will be required.
